Buying Process

The process of finding and buying your ideal home can be daunting without an experienced agent by your side. Here at Mode Realty Group, we guide you through the process step by step.

When you first contact us we’ll begin gathering information about your dream home. We’ll learn more from you about where your home should be located, what types of amenities you want, and a budget to work within. Your agent will meet with you in person to discuss your criteria and to answer any questions you have about our buying process.

Before long the search will begin for homes that closely match your criteria. Each candidate is passed along to you. Once the list is narrowed down we will schedule tours of those properties.

Your agent will handle and process all paperwork involved including the purchase contract, counter-offers, and necessary inspections along with any seller disclosures. After that, all that’s left is closing on the deal. Your agent will also handle escrow and the final walkthrough.

Lastly, you will receive a concrete move-in date and the keys to your new home.

Home Selling Process in Boise

Selling Process

Selling your home or property is greatly simplified with an experienced agent by your side. Our first phone call or meeting is primarily geared toward setting expectations and learning more about your goals.

We’ll soon begin researching the property’s history as well as sales data and records from similar neighborhoods in your market. Using tax records and comparison data we will then determine a benchmark market value for your property. Once we have scheduled and performed a viewing of the property to assess the condition, we can provide you with a tentative listing price. That price can change depending on any repairs necessary or improvements that can raise the value of the home.

The next step is to market your property and create the listing. Mode Realty Group has achieved great success using virtual home tours that are viewable from the standard listing. In addition, your agent will distribute your listing through all of our social media outlets.

Your agent answers all calls on your behalf and is also responsible for yard signs, riders, and the MLS lockbox. The purpose of your agent is to lend their years of expertise and ease the process of selling your property.  

When offers are received, you’ll be notified by your agent who will then provide you with a full information sheet about the offer. Should any addendums or counter-offers be necessary, your agent will work with you to create them.

Once you accept an offer, your agent will schedule all necessary inspections, appraisals, and any closing appointments.
